Today, residential settings hold a significant domain in the country. The leasing or renting of apartments or houses to different individuals incorporates a huge change in the lifestyle aspects of people with the living space offered possessing a higher worth than a decade ago. On the other hand, the law has had a significant influence on the landlord-tenant relationship in the country, which takes the upper hand on examining appropriate jurisdiction that regulates rental issues in a legal contract. The legal agreement signed between a landlord and a tenant establishes a mutualistic relationship between them (Ed, 2015). But it’s proper for both parties to have adequate knowledge on the rights and responsibilities to uphold good coexisting. The understanding of one's duties helps support the rules and regulations present. 

Landlords have various rights and responsibilities that they must undertake. In the housing section, landlords have a right to choose a tenant. From the case scenario, Larry, the owner decided Roger rent the newly renovated apartment. If Roger had hesitated about the rental price, the apartment would have been offered to another willing party. Landlords have a right to decide who rents the space provided after thorough scrutiny of the other party is done. Also, it’s their right to receive rent promptly (Housing Executive, 2016). After Roger had moved into his new home, he paid his rent on time and was friendly to the neighbors which made Larry happy. Tenants need to understand that landlords have needs too and it’s just for them to pay their rent in amicable time.

Also, advising owners on necessary repairs is essential as it enables them to rectify the possible damage present to facilitate comfortable living conditions. Initially, Roger asked Larry if any roof leaks had occurred. It was because the exterior features had worn out plus heavy rains were occurring. Nine months after, the house began to leak, and Roger informed Larry about it to enable suitable measures to be undertaken. The act of Roger telling Larry describes it important for landlords to take up issues and concerns raised by their tenants. Besides that, there some key responsibilities that an owner must undertake when letting an apartment. It is the duty of the landlord to clean an apartment before the moving in of a new client. Larry owner renovated an apartment through replacing interior fixtures and repainting the walls develop a new scenery for the apartment. It built the confidence of Roger that place was a safe surrounding. 

Nevertheless, it’s the mandate of the landlord to repair floors and ceilings that may have been damaged. The leaking of Roger’s cap indicated that Larry had little done on the roofing system as a failure for thorough examination brought about the leak when the torrential rains began. Repairing broken items enables residents to live happily as there will be fewer complaints. It’s also a landlord’s duty to ensure that the hallways are well lightened for safe passage of people and adequate visibility (Connecticut Judicial Branch, 2015). Owners should ensure that the construction work of the building is properly done. The knocking out of an electrical socket by Roger indicates that the wiring systems were not properly fixed that led to its quick removal from the wall. 

Tenants, on the other hand, got rights and duties too that they should undertake. Some of the rights of tenants include the right to a rent book. It establishes a sufficient way of counterchecking rent payments by the lessee (Connecticut Judicial Branch, 2015). The right to correct and adequate information about the apartment or house being sought for rental or lease is a necessary for tenants. Larry Landlord in the study did not have enough information concerning the condo. When questioned about any roof leaks by Roger he was not aware of any roof leaks. Afterward, the apartment began to leak. It crucial for landlords to have actual data to avoid surprise occurrences when a tenant moves in. Tenants also have a right to claim a housing benefit. Moreover, there are certain responsibilities that a tenant should adhere to while in a lease or rental state. 

One, the paying of rent in real time. Roger paid his rent within the required period in which did not bring about Larry complaining over late rent. Keeping the apartment clean and habitable is another duty that should be met by the tenant. Upholding clean environments enables hygiene standards to be met thus develops a sense of security for the residents. Also, Roger was quiet and respectful to other residents are other mandates for tenants. Respect is pivotal in any relations among people and upon tenants to uphold respect to coexist with one another well. Additionally, it’s the duty of a tenant to repair and damage caused by him or her while in stay in the premises. The baseball damage on the wall and the socket created by Roger should be paid by him because he would have controlled his anger stressor which made him through the baseball bat. 

A tenant has the mandate to report immediately to the landlord if some repairs need to be addressed and were not his or her fault (Ed, 2015). From the scenario, Roger told Larry about his first roof incident in which he was promised that it would be fixed. In any society, it is appropriate for a person to address particular aspects that present him or her a challenge in living which toe's the landlord to take accurate park measures and rectify their mistake. 

From the study scenario, the roof leak was the main difficulty the hit Roger after he moved into the apartment. The mitigation of this problem was duly a legal duty for both the Larry the landlord and Roger, the tenant. At first, after the occurrence of the leak from the roof, the contacting of Larry illustrated the background knowledge that Roger had in seeking a way of solving a house problem case. The utilization of the trash can created a temporary solution that dealt will the problem then upon waiting for a good fixing. On the other hand in establishing a sustainable solution, the mandate fell in the landlord's hands. The continuous speaking out of the leak by Roger paints Larry as an ignorant person though knowing it’s his responsibility to follow up. The legal duty of mitigating the challenge was under the landlord’s through which suitable actions would have been put in place immediately instead months afterward. 

Larry has no legal grounds to evict Roger for the apartment. His ignorance to Roger’s claims which he failed to attend immediately shows his lack of concern for his tenants (Connecticut Judicial Branch, 2015). In the constitution under the residential tenancies act a landlord has a right to be informed of necessary repairs in which he or she should take up responsibility in examining the issue. The failure to sufficiently look into the matter when addressed illustrates an act of violation of law by Larry in the Residential Tenancies Act. Roger, on the other hand, did everything he could to address the plea but remained futile for some months. The curt responses made by Larry such “When it rains, sometimes it pours. When it flows, sometimes it leaks” show the unwillingness of Larry wanting to curb the problem that Roger faced instead meaning that sometimes it can leak when it rains. The response and his unwilling nature show an act of violation of law which weakness his legal grounds of trying to evict Roger. 

Nevertheless, the damage caused by Roger imposes him an obligation to pay. Why this is so is because the damage was as result of his emotional status (Ed, 2015). Roger was in perfect health and shape, and no claim of a mental illness is described from the setting. The throwing of the baseball bat towards the wall indicates the level of rage he had after Larry seemed not to be taking the issue seriously. He would have opted for an alternative to deal with his anger but just threw the baseball ball bat which damaged the wall. It is with the law jurisdiction that Roger pays for the cost. On the other hand, Larry would be liable for any direct damage that occurred on Roger’s clothes and furniture. Larry had several opportunities to fix the roof leak promptly but slew throughout out which had numerous damage effects on Roger’s clothes and furniture. Also, for the huge inconvenience to Roger’s, Larry is liable. 

In conclusion, it is fundamental for tenants and landlords to know their rights and responsibilities well before entering into a pact with the other party. It’s a fact that Roger knew his rights and responsibility from paying rent in real time to developing a proper relation with the neighbors. Larry on the other side is a business man out to make money. He renovates the central aspect of the apartment and leaves the exterior features. Larry knows inner section mostly captures people’s attention, with little work done outside. He is not sympathetic which rogues his professional character. It is essential for individuals to adequate the authenticity of a place to have a slight background knowledge of what one is entering into.
