The Riverton project is a significant waterfront mixed-use that will positively change both New York and New Jersey. It is an economic milestone since it will be a suburb offering urban lifestyle services to the people of Sayreville and its surrounding areas. The North American Properties came up with a viable idea to utilize the 418-acre land lying idle since 1980 to develop the Riverton complex (Baldwin, 2016) . Therefore, the Economic Development Authority (EDA) of New Jersey should offer all the available assistance to the developers so that the project may succeed. The project will boost the income per capita of New Jersey and create a socially cohesive environment within and outside its environs. The project will also be transformative, which will lead to the development of a whole new society in Sayreville.

One of the positives the project will bring to Sayreville town is developing an economic hub where a business environment will prosper in New Jersey and even New York. Also, Riverton will create numerous employment opportunities for the residents as construction will take place and create services and retail vacancies once businesses start operating. Communities who reside around will have places to relax due to the development of a marina and various entertainment spots, enhancing socialization (Lati, 2019) . Besides, the project will come up with walkable areas that link cities to their souls, people to each other, individuals to experiences, and partners to opportunities. Once constructed, the project will transform the current brownfields of a mile along River Raritan into a replica of New Jersey's most established towns like Spring Lake, Montclair, Hoboken, and Red Bank.

The Riverton project will create many economic developments in Sayreville and the surrounding areas, such as constructing 2 million square feet of commercial space and a retail space of 1.4 million square feet. The project will comprise 2000 residential units and conference centers, and hotels of approximately 800,000 square feet. The project will also include a waterfront walkaway stretch of 1 mile, feature honors to military service persons and veterans, and bike paths. The project is expected to develop a city within a city or a 'main street' comprising retail, residential, entertainment, office, marina, and a hotel space across a 2-mile stretch of River Raritan (Pacurar, 2017) . Vast fishing, hunting, and boating store called Bass Pro Shop that owns 82 spots in North America, will also anchor in the Riverton project. Furthermore, ten restaurants ranging from a white table cloth restaurant to an Irish pub are expected to open in the project.

Among the Riverton project's worries are the immediate communities raising concerns on schools' overcrowding, sewage smell on the waterfront, and high traffic jam. It is approximated that 372,500 vehicles may regularly visit the area, leading to increased traffic congestion. Also, the project is believed only to attract millennials and nesters hence reducing the impact on schools (Pacurar, 2017) . The project's managing partner admits that there will be more negligible effects on education because the types and sizes of price points and units will differ from those of standard subdivisions. Also, with overpopulation at the marina, and different entertainment joints, there is a probability for the emergence of social vices such as abuse of drugs and other substances, especially from the teenagers who may visit the area frequently.

The Riverton project will help the town of Sayreville because of the development of various economic activities that will extensively boost the general economy of New Jersey and New York. The people of Sayreville will get access to employment opportunities in the restaurants and hotels that will open, hence providing for their families. Residents will also get a chance to own apartments from the construction of the proposed 2000 apartments (Baldwin, 2016). Also, economic ties between Sayreville and its surrounding areas will strengthen because people will frequently visit the places in search of investment opportunities. Creating mixed-use apartments and offices with ground floor means offering retail services to enhance guests' and residents' social values.
