The Pelican Bay Homeowners Association is made up of 1,806 housing units. The demographics of the group in PBHOA are majorly made up of the middle class, with many of the members being financially stable and in their middle ages. The population does include a lot of families, with the number of young couples and singles being very low due to the setting and location of the project. The project’s setting also encourages retirees with money to spend on housing that ensures their security. There are no religious limits for its residents; but all security measures have to be adhered to, including those of allowing in guests. The population here, being mainly middle class, is also well learned, and understands many of the technicalities of running such a major association smoothly; it is this literacy that will assist in the process of mediation for new security features.
The Pelican Bay Homeowners Association is organized such that there is a board of directors and officers who hold office for a year, and whose job is to oversee the smooth running of the Pelican Bay housing community. Currently, the board has fifteen members, including the president, vice president, treasurer and secretary, as well as 11 other members who act as the directors. Each member of the board is responsible for a particular sub-association, including the top committee members. However, there is one director who is tasked with overseeing two sub-associations, although both of these sub-associations combined only make a total of 80 units. There are sub-associations that are much larger than others in terms of the number of units, with the single highest having 239 units. The number of units per sub-association is therefore not the criteria for distributing leadership of sub-associations. For easy management, the sixteen sub-associations are divided into housing units, which not only allows for spacing of houses to span the 900 plus acres covered by PBHOA, but also to ease their management. Finally, there are two main entrances into the community; the East gate and the West gate that are manned by a security shack, whose role includes taking data on the number of guest entries.
