Physical Assets 

Kincaid Park is a scenic treasure with a wide variety of attractive qualities for interested parties. The park has numerous strategic entry points and sits on an impressive 1500 acres of land, making it a desirable destination for outdoor sports enthusiasts (Alaska Channel, 2019). Furthermore, it is home to a diverse mix of plant and animal lives that includes whales and black bears spread out on the extensive land. It is well known for its aesthetically appealing routes and comprehensive trail system that is usable all year round. The park is subject to seasonal weather changes, which often translates into summer, providing an alternative set of activities relative to winter. 

During summer, visitors can visit the only large sandy beach found in Anchorage at the park. It also houses sand dunes, which loom at an altitude high enough to allow climbing. There also lies a beautiful lake within the park, surrounded by a thick forest that contains numerous rails. The park also contains individual customized buildings, as well as a beautiful display of seven regulation, sized soccer fields. Kincaid also has a state of the art motocross track long on eleven acres of land (Alaska Channel, 2019). The Park contains a significant number of valuable physical assets whose continues utilization contributes to the overall performance and bottom-line results.

These items are classified as assets because of the actual and perceived value that contributes to the park. The extensive size and interesting train and terrain make it a popular destination for a wide range of personalities. The grounds are often charged to host events such as archery competitions, ski-races, and running events (Municipality of Anchorage, nd). This is an advantage for the local community as well, who benefit from the inflow of activities by offering services such as accommodation. The diverse wildlife also acts as an attraction for tourists who desire an exciting alternative to traditional hiking. The trails are useable all year, regardless of seasonal weather conditions, making the park a reliably consistent option. 

The strategic entrances give visitors easy access to whichever areas of the park they prefer. The grounds hold two outdoor centers that are rented to organize events; Kincaid Outdoor Center and Lidia Selkregg Chalet. The location of these structures combined with the scenic nature of the park makes them a popular choice for events ground with plenty of weddings, parties, meetings, and seminars being held here (Municipality of Anchorage, nd). Kincaid can also be thought of as one of the last few remnants of a fleeting piece of the world. With the adverse effects of only worsening, the existence and preservation of places like Kincaid is a small win for the environment. 

Kincaid is a popular tourist attraction, serving as an economic generator for the local community. Elements such as its large space and citing of animals and an exciting assortment of activities contribute significantly to this fact (Bonnar, nd). Furthermore, the numerous sporting events serve also generates large crowds seasonally. These assets contribute to more than the economic prosperity of the park. The use, as mentioned, delves into the symbolic implication of retaining this land in its natural state. Any adverse and irreversible altercation of such an environment often influences the immediate conditions as well. Therefore, the delicate balance of the life-form that depends on the Park consequently depends on the physical assets' continued existence. 

The well-equipped specialized sporting grounds are reasonably extensive compared to those that are as easily available in the region. This makes Kincaid uniquely qualified to hold multiple events with fairly large crowds simultaneously. The competitive advantage almost guarantees the park consistent business in the foreseeable future, given the most material facts remain constant. The relationship with the local community also comes into play, as the successful operation of the park depends largely on it. The park offers the members jobs who, in return, provide their expertise in helping to run the park as well as business opportunities that locals can exploit with the advent of crowds. 

Risks or Hazards 

The Park has some challenging terrain and dangerous cliffs. This makes it especially dangerous for children who tend to wander off. Furthermore, the possibility of seasoned hikers getting hurt is not to be ruled out. Furthermore, some animals that reside in the park have proved to be dangerous such as a moose that attacked visitors as well as bears that have been known to maul humans. The park is located in an area of Alaska that is quite prone to earthquakes (Municipality of Anchorage, 2016). Although no harm has been reported, customers have voiced concerns over their safety with cracks being spotted in the aftermath of a high magnitude earthquake. The relevant personnel must take the necessary precautions that guests do not have access to certain areas without supervision or explicit permission. Furthermore, measures to mitigate the effects of earthquakes to a non-threatening level should be put in place.
